Why surface cleaning sometimes fails

A fitted carpet is really a stack: the visible fibers, a woven backing, a foam or fiber cushion, and then plywood, particleboard or a concrete slab. Liquids and smoke film travel downward through that stack. Cleaning the top layer removes what is on the fibers, but a cushion that absorbed a spill keeps releasing smell every time the room warms up or someone walks across it.

In a single-family rental the stack above a basement or crawl space often differs from the stack on the main floor, so one carpeted house can contain several different problems. A bedroom that was sealed up with a window air unit, for example, can behave very differently from a hallway that dried quickly.

The goal during a turnover is not to clean everything harder. It is to find the lowest layer that is actually affected and deal with that layer once.

Clean, replace or seal

Use these pairings as a starting point, then confirm by looking.

  • IfThe carpet is fairly new and the odor is limited to the top fibersThenClean it, dry it fully, and recheck the room after a day before deciding on anything more.
  • IfThe cushion is discolored, brittle or damp to the touchThenReplace the cushion. Reusing the carpet over a new cushion is possible if the backing is clean.
  • IfThe subfloor shows dark staining or still smells after the covering is removedThenClean the wood, let it dry, and apply a sealing primer rated for odor before new flooring goes down.
  • IfThe carpet is old, worn and was already due for replacementThenReplacement is usually the simpler path than testing a cleaning that may not hold.

What to inspect before deciding

  • Lift a corner in the worst room and smell the cushion and the wood separately.
  • Photograph any staining on the backside of the carpet before discarding anything.
  • Press a gloved hand on the subfloor to feel for soft or swollen areas.
  • Check the closet floors, which are often missed but hold the most stagnant air.
  • Note the age of the carpet and the date of the last cleaning, if known.
  • Record what was changed so a later complaint can be traced to the right layer.

Common questions

Can a rental carpet be deodorized without lifting it?

Sometimes, when the problem is only on the fibers. If the smell comes back within days, the source is probably underneath and lifting a corner is the next step.
