The situation

Illustrative example. Not a real job or customer.

A landlord in Aurora regains a duplex side after a long tenancy. Walls and ceilings show a brownish film, the carpet smells strongly in the living room, and the neighbor on the other side mentions a faint smell in their hallway whenever the shared wall warms in the afternoon.

  1. Walk the unit at the start, photograph the film on ceilings and in closets, and take notes before opening windows.
  2. Remove carpet and cushion in the living room, since both are soaked with residue and are due for replacement.
  3. Wash walls and ceilings, remove switch plates and vent grilles, and replace the furnace filter.
  4. Check the shared wall for gaps around outlets and pipes, and seal any that can be reached.
  5. Apply a stain-blocking primer once surfaces are dry, then paint and install new flooring.
  6. Run the furnace blower for a day with the house open, then recheck at a different hour.

In this illustration, the smell is gone from the unit by the recheck and the neighbor notices no change after the shared-wall gaps are closed. The landlord keeps photographs and notes of each step in the file.

What the example shows

Three lessons stand out. First, removing the carpet and cushion came before any treatment, because those were the largest reservoirs of smell. Second, the neighboring side mattered from the first day: sealing the shared wall protected the occupied unit as well as the vacant one.

Third, the order of finishing work protected the result. Washing came before sealing, and sealing came before paint. If paint had been applied first, the film might have shown through within weeks.

A different property might call for different choices. A newer duplex with sealed ducts and fewer gaps could need less work, while an older one with an open return path could need more attention to the furnace and ducts.

Decisions and reasons in the example

DecisionReason in this scenario
Replace carpet and cushionBoth held strong smell and were near end of life
Wash before primingFilm under paint tends to bleed through
Seal shared-wall gapsProtects the occupied side and slows smell movement
Replace the furnace filterThe old one was coated and could recirculate residue
Recheck at a different hourConfirms the result under different temperatures
